Queens - The First Precinct

The Queens Precinct includes two major land holdings; the State Chemical Laboratories on the corner of Plain Street and Adelaide Terrace, and the former Perth Bus Depot site, with a combined area of approximately four hectares. The Queens Precinct will provide superb residential land that focuses north to the beautiful Queen's Gardens and south to riverviews as well as a supermarket and "main-street" retail activities linked with community services and residential development.

The first priority in the Riverside renewal was the sale of the first six superlots at the former Metrobus depot site, which is part of the Queens Precinct. The six lots were sold in May 2006 to Frasers Property and TRG Property Group for a combined $20.2 million. In March 2007, the East Perth Redevelopment Authority approved development plans for Frasers Property's four lots and TRG Property Group's two lots.

The six lots will provide 330 new apartments and townhouses and 11,320sqm of commercial, retail and hospitality space - including Perth's first five-star 180 suite serviced apartments, new cafés and convenience stores. The three to 18-storey development will achieve high standards of environmental sustainability in emissions, water and energy conservation. Construction is expected to commence in late 2007 and development is to be completed in 2010.

A further two lots at the WA Chemistry Centre will be sold after 2007.

To prepare for the arrival of new residents, changes have been made to the Causeway intersection and to the traffic flow along Hay Street. Streetscaping and traffic calming modifications are also being made to Hay Street to create a pedestrian-friendly thoroughfare and to direct more traffic along Adelaide Terrace, the new major arterial route into and out of the city.
