Hillside (Formerly 4A Car Park)

The Hillside Precinct, formerly known as the 4A Car park, is a 3.9 hectare precinct bounded by Plain Street, Waterloo and Nelson Crescents and Gloucester Park, sited immediately north of Queen’s Gardens and the WACA.

It currently services commuter, local employment and major event parking for the WACA and Gloucester Park.  Providing some 800 at-grade parking places, Car Park 4A is presently under the control of the City of Perth.

Due to its relatively stable geo-technical ground conditions, Hillside represents one of the most developable precincts within the Riverside project.  Rising some 10 metres from south to north, the proposed residential development will offer commanding views over Queen’s Gardens, the WACA and beyond to the Swan River.

The development proposed is for a series of apartments (up to 8 storeys) developed to a net density of R160.  The site may be serviced by a longitudinal east-west road that intersects Plain, Horatio and Hale Streets.

The loss of the on-grade parking will be partly replaced with a multi-storey car park dug into the hill side reducing its bulk and form.  The multi-storey car park can provide up to 550 car bays, and will have ground floor development creating a strong urban edge opposite the WACA.  Community recreational facilities are proposed for the top of the car park, including recreational sports courts, and could be linked directly to the WACA at a 2nd storey level.
